Mallorca
As far back as 1900, pioneering efforts were made to develop tourism on the island with the opening of the first hotels, and by the 1960s, with the establishment of popular air travel, more than 1 million tourists annually were spending their vacation on the island.
Supported by climatic conditions that are attractive all-year round and the permanent expansion of the tourist infrastructure, year after year more than 10 million tourists flock to Mallorca - an exceptional tourism success story!
The visitors now have the choice of more than 1,600 hotels, mostly sprinkled along the 550km long coast, addressing every conceivable market niche and quality requirement. If this smacks too much of “package tourism”, then Mallorca can delight the individual traveler with a wide range of luxurious villas or fincas: this target group has been increasingly attracted to Mallorca with special initiatives, such as the creation of first class golf courses.
As a direct consequence of quality tourism, Mallorca has experienced a genuine property boom in the last 10 years. An increasing number of visitors have realized the dream of their own villa or finca, and this forms the background to the spectacular trend in prices. Profits of over 100% were and are by no means unusual on the sales of exceptional properties in the best locations within the shortest intervals.
Happily, Mallorca is also concerned to maintain a solid balance between its continued touristic development and the protection of its natural resources. Thus more than 30% of the island’s area is now protection by conservation/nature protection orders; constructional eyesores of the past are being successively removed and new developments, if they are allowed in the first place, are very closely monitored.
The clear trend on the island is toward the high quality refurbishment of existing structures, and this –as a matter of course – with the use of the latest green technologies, such as solar or geopower.
This development that is generally aimed at sustainability will not only increasingly characterize Mallorca’s appearance but will also secure the long-term interests of owners of a villa or finca on the island.
